Dueck Builders Process

We strive to be a customer-centric custom home builder. We’ve done a lot of building since we began in 2006. Most of them have been an in-fill build, with 90% being completely custom. From our humble beginnings in Fort Garry, to our mansions in Charleswood we have striven to ensure an informed build for our clients. Since the beginning of the company, Dueck has maintained that building healthy and sustainable homes is not only affordable but is the right choice for todays homeowner.

At Dueck Builders we pledge that we will be transparent and honest with our clients in every aspect of the build. In an effort to demonstrate that transparency we’ve outlined our process below.

  1. Preliminary Budget Meeting.
  2. At this meeting we request you bring as much detail as you can. Our estimates are only as good as the details we can estimate from. If you have a general idea about the footprint, square footage, and finishes you’d like, we’d like to hear about that. Alternatively, we’re also very comfortable starting with a budget, and working with you to discover what’s all possible within that number. We’ll ask you questions about how you found us, how you envision using your home and what kind of partnership we should expect while building together. We’ll get to know each other briefly as we highlight our build process and answer questions you may have about us or the product we offer. This meeting is 100% free, no commitment required. We will present you with a budget number within a week.

  3. Preliminary Drawings and Detailed Estimate
  4. After the Preliminary Budget has been presented and you’ve had the opportunity to ask questions of us and we’ve gotten to know each other we proceed to our preliminary contract which includes concept drawings and a detailed, broken down, line by line estimate. We will ask for a $3,750 non-refundable deposit and we will deliver some renderings and floor plans. We’ll have the chance to make all the changes you’d like and see all the renderings you wish. We account for one video around the home, conceptual floor plans and two sets of revisions during this phase. Any additional scope will be carried out @ $85/hr.

  5. Design Meetings
  6. During the Preliminary Drawing period we strongly suggest you consult with a certified interior designer. We have a few we typically work with and try our best to pair you with ones that design well with the styles you express to us. These meetings are extra, and the costs will be arranged depending on the designer chosen, your preference, and the intensity of the scope required from them.

  7. Building Contract
  8. At this point we sign the building contract. Once the building contract is signed and the deposit is collected we began the work on final plans, structural review, permits and other pre-build paperwork. From here on out we work as a team to deliver the results we laid out during the previous steps. The exciting portion begins!

  9. Changes
  10. During this building period we understand that changes will be made. Our transparent approach to invoicing and billing means that we will make every effort to efficiently facilitate these changes. We don’t have hidden fees and believe that the house will take shape as we go and we want to provide that flexibility wherever possible to our clients.

  11. Final Payment and Possession
  12. Once final payment has been made on all outstanding invoices, Dueck Builders will arrange for possession of the home. We will do a walkthrough to the clients and make ourselves available for any questions they have as they move in. We want to ensure the transition and the functionality of the home is as fun and rewarding as possible.
