Dueck Builders Process

We strive to be a customer-centric custom home builder. We’ve done a lot of building since we began in 2006. Most of them have been an in-fill build, with 90% being completely custom. From our humble beginnings in Fort Garry, to our mansions in Charleswood we have striven to ensure an informed build for our clients. Since the beginning of the company, Dueck has maintained that building healthy and sustainable homes is not only affordable but is the right choice for todays homeowner.

At Dueck Builders we pledge that we will be transparent and honest with our clients in every aspect of the build. In an effort to demonstrate that transparency we’ve outlined our process below.

  1. Introduction Meeting.
  2. At this meeting we request you bring as much detail as you can. Our estimates are only as good as the details you provide. If you have a general idea about the footprint, square footage, and finishes you’d like, we’d like to hear about that. Alternatively, we’re also very comfortable starting with a budget, and working with you to discover what’s all possible within that number. We’ll ask you questions about how you found us, how you envision using your home and what kind of partnership we should expect while building together. We’ll get to know each other briefly as we highlight our build process and answer questions you may have about us or the product we offer. This meeting is 100% free, no commitment required. We will present you with a budget number within a week.

  3. Conceptual Plans and Detailed Estimate

After the Introduction Meeting and you’ve had the opportunity to ask questions of us and we’ve gotten to know each other we proceed to our Conceptual Plans stage which includes concept drawings and a detailed, broken down, line by line estimate. We will ask for a $3,750 non-refundable deposit and we will deliver some renderings and floor plans. This is a crucial step in the process, as we are committed to ensuring you’re happy with the overall design. After the Conceptual ideas have been modified to suit your needs, and you’re satisfied with the changes, we will prepare a detailed, broken down, line by line estimate of the project cost. We account for one video around the home, conceptual floor plans and two sets of revisions during this phase. Any additional scope will be carried out @ $85/hr.

  5. Building Contract
  6. At this point we sign the building contract. Once the building contract is signed and the deposit is collected, we began the work on final plans, structural review, permits and other pre-build paperwork. From here on out we work as a team to deliver the results we laid out during the previous steps. The exciting portion begins!

  7. Construction Drawings
  8. During this phase we strongly suggest you consult with a certified interior designer. As the design progresses, we will keep you updated by submitting ongoing drawings to you to ensure you’re happy with the elevations, roof lines, layouts, etc. We will make changes according to your requests!

    We strongly suggest you continue to consult with a certified interior designer throughout the build. We have a few we typically work with and try our best to pair you with ones that design well with the styles you express to us. These meetings are extra, and the costs will be arranged depending on the designer chosen, your preference, and the intensity of the scope required from them.

  9. Changes

    During this building period we understand that changes will be made. Our transparent approach to invoicing and billing means that we will make every effort to efficiently facilitate these changes. We don’t have hidden fees and believe that the house will take shape as we go, and we want to provide that flexibility wherever possible to our clients.

  10. Possession
  11. On the day of possession, we will do a walkthrough with you and make a detailed list of deficiencies. We will address these deficiencies through detailed communication and planning with you. There may be seasonal issues that arise at this point that will have to be dealt with as weather permits.

    Ten months from possession we will instigate a conversation about the one-year check-up. We will request from you a detailed list of deficiencies and will prepare for the one year walk through. We will require the list to be submitted one month prior to the one-year walk through to ensure we’re able to properly address all the concerns listed.
